Understanding The Construction Project Development Process

As everyone knows, construction projects can be expensive, time-consuming, and prone to unexpected complications. To ensure that such projects are done right, it's important to follow a well-defined development process. This process can be complex, but understanding it thoroughly can go a long way in streamlining the entire construction project. This blog will discuss the construction project development process — the basic steps that are involved in every construction project, whether big or small.

Initial Planning

The first — and most critical — step in the construction project development process is planning. This is when the construction project is conceptualized, and various factors that can influence the final outcome are taken into account. The planning stage is where budget and financing options are discussed and economic and environmental factors are analyzed. Site selection and acquisition, materials, labor, and equipment are also discussed, and project goals are determined. Architects, engineers, and other professionals are typically involved in the initial planning stage.

Design

After completing the initial planning, the design phase is where architects and other designers take over the project. During this stage, the conceptualization phase is brought into reality, and the project’s blueprints are laid out in detail. Architects map out the building’s design and structure while engineers determine the strength and durability of the project, as well as the impact it has on the environment, the surrounding community, and the people it's meant to serve.

Project Pre-Bidding

In this stage, contractors are invited to bid on the project. They are presented with the project's design and blueprint and asked to submit a proposal. The proposal will contain a breakdown of the budget, a timeline for completion, and manpower and material estimates. 

Construction

Once a contractor is awarded the bid, the actual construction of the project begins. During this stage, the project manager oversees the completion of the project. They make sure that all employees, subcontractors, and vendors are on schedule to meet deadlines, which are agreed upon during the bidding stage. This stage involves many critical tasks, such as site preparation, laying the foundation, framing, and the installation of internal and external structures and finishes. Inspections and quality control are also conducted to ensure that everything is up to standard.

Project Closeout

This is the final stage of the construction project development process. During the project closeout, the project’s completed work is inspected to detect any defects or deficiencies. Final testing, inspections, and quality control are also conducted.
